Why water, before anything else?

Because water is the claim that actually happens. Water damage and freezing account for roughly a quarter of homeowner insurance claims, with an average loss around $14,000 to $17,000 as of the 2026 industry figures1. A burglary is rare. A failed washer hose, a split supply line under a vanity or a water heater that lets go on a Tuesday while everyone is at work is not. How the system works

Ajax LeaksProtect sensors sit on the floor at every point a leak would show first. When water bridges the contacts on the underside, the sensor raises an alarm within 0.15 seconds2. An Ajax scenario then closes the WaterStop valve on the main supply, which takes up to 7 seconds3. Your phone shows which sensor tripped. If you carry professional monitoring, the station sees it too. When the floor dries, the sensor reports that the leak has ended, and you reopen the valve from the app or the button on the actuator.

Where do the sensors go?

Under the kitchen sink and the dishwasher. Behind the washing machine. At the base of the water heater. Under every bathroom vanity and beside every toilet. In the crawl space near the main and near any hose bib manifold. Under a boiler, a sump, or a whole-house filter if the house has one. A typical single-family home in Kent or Tacoma takes six to ten sensors; a larger Gig Harbor or Bellevue house with several bathrooms and a guest suite takes more. LeaksProtect is rated IP65 and runs up to five years on two AAA batteries2, so there is nothing to plug in and nothing to wire.

How the shutoff valve works

The Ajax WaterStop is a motorized ball valve with an actuator that clamps on top. It comes in 1/2, 3/4 and 1 inch sizes and closes in up to 7 seconds. It runs on four CR123A batteries for up to 3 years, or on a 7.5 to 14 V DC supply with the batteries as backup3. A button on the actuator opens and closes it by hand, even with the hub offline4. We install it on the main line after the meter and the existing house shutoff. On a well, it goes after the pressure tank. Where the irrigation shares the line, it tees off ahead of the valve so a burst drip line in July does not close the house.

Point sensors or a flow meter?

There are two ways to catch a leak. A flow-based device on the main watches the water moving through the pipe and guesses when the pattern is wrong. A point sensor waits for water on the floor. Flow meters catch a slow drip inside a wall that never reaches a floor; point sensors never false-trip on a long shower or a filling tub. We build on point sensors plus the valve. The alarm is unambiguous, the sensors go where the failures actually happen, and the whole thing lives on the security hub you already own. Homes with a history of hidden slab or wall leaks can add a flow device later; the WaterStop still does the closing.

What it costs and what the insurer pays back

The price depends on the sensor count, the main line size and access, and whether an Ajax hub is already in the house. A home with an Ajax alarm adds the sensors and the valve. A home without one starts with the hub, which is the same hub the alarm system uses. The walk-through ends with a fixed price. On the other side of the ledger, premium credits for automatic shutoff systems commonly run 3 to 10 percent. A growing number of carriers require a shutoff on high-value or older homes5. Vacation mode and the empty house

The most valuable habit is the simplest: the valve closes when the house is empty. Arm the Ajax system in away mode and a scenario closes the WaterStop; disarm and it opens. A house that sits empty for a week at the cabin, a rental between tenants, or a Bellevue home whose owners winter elsewhere is protected. Nobody has to remember to crawl under the house. If a leak does start while you are away, the sensor still alarms and the phone still rings.

Businesses, ADUs and multi-building properties

The same parts protect a restaurant's dish pit, a warehouse water heater, a dental office or a server room. An ADU on its own supply gets its own valve. Yes. The sensors are wireless and sit on the floor. The valve goes on the main line after the meter and the house shutoff, which usually means a short plumbing cut in the crawl space, garage or utility room. No drywall comes out. Well systems get the valve after the pressure tank.

What about the washing machine or the dishwasher, is that a point sensor or whole-home protection?

Both. LeaksProtect is a point sensor: it detects water where it sits. The WaterStop valve turns those point detections into whole-home protection, because any one sensor closes the main. Irrigation on the same line can tee off before the valve so a burst hose in the yard does not shut the house down.

Does my insurance give a discount for a water shutoff system?

What happens if the power or the internet goes out?

The sensors and the valve run on batteries and talk to the hub over Ajax's own radio, not Wi-Fi. The Ajax Hub 2 Plus keeps Ethernet, Wi-Fi and two cellular SIMs live, so an alert still reaches you when the router is down. A valve on DC power keeps its batteries as backup.

How much does water leak detection with shutoff cost?
