One Architecture. Every Structure on the Property. Main Residence · Guest House · Garage · Gate · Grounds
A true estate technology installation isn't a collection of independent systems — it's a single integrated architecture that spans every structure on the property. Control4 as the unified platform. One app, one interface, one team that designed all of it.
Not Room-by-Room. Property-Wide.
Most integrators design system-by-system — one vendor for audio, another for security, a third for networking. The result is a property where nothing talks to anything else. Estate integration starts from the opposite premise: one architecture, designed in full before a single cable is pulled.
Multi-Structure Coordination
A complete estate typically spans four or more distinct structures — main residence, guest house or ADU, detached garage, gate and entry, and the grounds themselves. Each requires its own local infrastructure while participating in a unified system accessible from a single interface.
Infrastructure Designed to Last
The decisions made before drywall closes determine every capability and limitation the property will have for the next 20 years. We approach pre-wire and infrastructure planning as an architectural exercise — not a materials list.
What a Full Estate Installation Covers
Every discipline below is designed as part of the same architecture — not specified by separate vendors who have never spoken to each other.
Control4 Whole-Estate Automation
Control4 X4 as the unified platform across all structures. Touchscreens, keypads, and the C4 app provide consistent control everywhere — main residence, guest house, garage, and gate. Scenes respond to occupancy, time, security state, and manual input simultaneously.
Whole-Property Audio & Video
Distributed audio across every interior and exterior zone. Dedicated theater room if specified. Whole-property video distribution via Control4 or AV Pro Edge — any source to any display. Outdoor speakers rated for Pacific Northwest climate. All zones controllable per-room or grouped into property-wide scenes.
Estate Security & Perimeter
Ajax intrusion covering every structure with coordinated arming zones — arm the main residence while the guest house stays live. AI cameras at perimeter, structures, and entry points. Akuvox video intercoms at gate and front door. Photo-verified alarms to your phone. Professional monitoring available.
Enterprise Networking
Structured Cat6A cabling, managed switching, and enterprise-grade WiFi designed for the full property footprint. Separate SSIDs for residents, guests, and IoT devices. Every AV, security, and automation device on a properly segmented, documented network that a technician can service years later.
Lighting Control & Circadian Scenes
Whole-property lighting control integrated directly into Control4. Keypads at every logical location. Circadian tuning in primary living spaces. Landscape and architectural lighting on the same scenes as interior. Good Night closes the shades, dims the lights, locks the doors, and arms the perimeter — one button.
Motorized Shading
Custom-measured motorized shading throughout the main residence and guest house. Integrated with lighting and security scenes — shades respond to time of day, occupancy, and security state automatically. PowerShades TruePoE where PoE infrastructure is being installed anyway, eliminating separate power supply runs.
"The question we ask at the start of every estate project isn't 'what systems do you want?' — it's 'how do you want to live in this property?' The systems are an answer to that question. They should be invisible unless you need them."
Owner & Sales Engineer
Rivas Technology Group
From Blueprints to Commissioning
Estate projects require a different engagement model than a single-room installation. We get involved early — at the blueprint stage when changes cost nothing — and stay through commissioning and owner training.
Blueprint Review & System Design
We review architectural drawings before construction begins — identifying equipment room locations, conduit pathways, and any design elements that affect technology integration. Changes at this stage cost nothing. Changes after drywall are expensive.
Infrastructure & Pre-Wire
Working alongside your general contractor and electrician, we execute the low-voltage pre-wire, pull conduit, and install rough-in enclosures. Every home run documented as it's pulled. No surprises at closeout.
Rack Build & System Installation
Equipment rooms are built and dressed before any end-point devices are installed. Control4 programming begins in parallel with installation — by the time we're connecting the last keypad, most of the system is already tested.
Commissioning & Owner Handoff
Full system commissioning, scene programming to the owner's preferences, and a documented walkthrough of every function. You leave knowing how your system works — not dependent on us to explain it every time something changes.
Every System on This Page Has a Dedicated Page
Each discipline in an estate installation is explored in depth on its own page — platforms, specifications, and the design decisions behind each recommendation.
