Which system goes in first in a Bellevue home?
Security, before the lighting or the theater, because it protects everything else you are about to buy. In a Bellevue house that means an Ajax hub with sensors on the doors and windows, MotionCam detectors and a video doorbell. MotionCam sends the first photo of whatever tripped it within 9 seconds1. Control4 watches the alarm state: arm the house at the keypad and the shades drop and the lights shut off behind you. Bellevue offices get the same crew: three doors of UniFi Access at Binaytara in Eastgate is the recent example.
The larger lots in West Bellevue and Bridle Trails get outdoor MotionCam detectors, a camera on the drive and, where there is a gate, an Akuvox video intercom. You own the hardware. Becklar, a UL-listed central station, monitors it month to month. The full platform is on the home security page.
Where in Bellevue do we install?
Every neighborhood, 18 to 26 miles up I-405 from our office at 415 Railroad Ave S in Kent. Newport Hills, Somerset, Factoria, Eastgate and Woodridge are the close side, inside the 20-mile band where visits carry no travel fee. These are mostly 1950s to 1980s houses on view lots, and that housing stock is where wireless-first design pays. Control4 dimmers go into the switch boxes already in the wall, Ajax sensors mount on the frames, shade motors are rechargeable, and nobody patches drywall.
West Bellevue, Enatai, Clyde Hill, downtown and Bridle Trails are past 20 road miles, so the $150 mobilization fee on the pricing page applies to visits. Those addresses bring us remodels and replacement builds, pre-wired at framing with a return visit at trim, and larger lots with gates, grounds and outbuildings. We tell you which band an address is in before we book.
What does Control4 add to a Bellevue home?
One app, one remote and wall keypads that run lights, shades, audio, TV, climate, locks and the alarm together. Bellevue has a lot of technology households who already own good gear, so here Control4 usually ties equipment together rather than replacing it. It runs in over 500,000 homes and talks to 25,000+ third-party products2. Rivas Technology Group is a Control4 Authorized Dealer, listed on Control4's integrator map; we program, document and support every system we put in. Voice control runs through Josh.ai, which processes speech inside the house. What moves the price is on the Control4 page.
Why does the network come first?
Because every camera, keypad and speaker in the house rides on it, and a Somerset hillside or a long Bridle Trails lot defeats a consumer mesh kit. Two or three wired access points fix that for good. We count devices before we size Wi-Fi and pull Cat6A to anything that does not move. Ruckus or Alta Labs access points go where the floor plan, not the router box, says they belong. The router is the Island Router, wired and subscription-free3. When a remodel opens the walls we pull fiber to each room as well; the fiber to the jack page explains that. More on Wi-Fi and networking.
Theater, audio, shades and exterior lighting
Shades on the view glass come up most often in Somerset and Woodridge: owners want the west sun handled without losing the view. Outdoor audio has to stay inside the fence line, so we aim and zone it for that. Inside, a dedicated theater or a media room that starts with one button, and music zones through the house. Permanent lighting along the soffits does holiday colors in December and quiet accent light the rest of the year, from the same app. See motorized shades, home theater and audio, outdoor living and smart lighting.
What drives the cost?
Room count, the number of systems, how easily we can reach the walls, and what gear you already own. After a walk-through a single system gets a fixed price. Whole-home Control4 is priced room by room, so a Bellevue project can start with the great room and add floors later. A Lake Hills retrofit stays lean because the platforms are wireless; a West Bellevue remodel lets us pull cable once while the walls are open. What moves the number is on the smart home installation cost page; the instant quote puts a starting figure on yours.
Where we work
Bellevue and Mercer Island are the two places we drive north to from Kent. Our home ground is south King County and Pierce County: Kent, where the office is, with Renton, Tukwila, Auburn, Federal Way and Covington and Maple Valley around it. In Pierce County we cover Tacoma, University Place, Puyallup and Gig Harbor, and the Olympic Peninsula by appointment. Everything we do in homes is on the residential hub.

Questions we hear
How far is Bellevue from your office?
18 to 26 miles up I-405 from our Kent office, 25 to 45 minutes outside the commute. Newport Hills, Somerset, Factoria, Eastgate and Woodridge sit inside the 20-mile band, with no travel fee. Downtown, West Bellevue, Clyde Hill and Bridle Trails are beyond it, so the $150 mobilization fee on the pricing page applies. We say which before we book.
Can you retrofit a Somerset or Lake Hills house without opening walls?
Yes. Ajax security is wireless, Control4 dimmers replace the switches you have, shade motors are rechargeable, and access points get one planned cable run each. Most 1960s to 1980s Bellevue projects need no drywall repair.
What do you do on a West Bellevue remodel or replacement build?
Pre-wire at framing: Cat6A to every fixed device, speaker cable, shade power and conduit to the rack, verified before drywall. We return at trim to install and program. If the house is a remodel with open walls, that is also when fiber to the jack makes sense. See the builder partner page.
How much does smart home installation cost in Bellevue?
It depends on rooms, systems, wall access and what you already own. A single system is a fixed price after a walk-through; whole-home Control4 is quoted room by room so you can phase it. The instant quote gives you a starting number and there is no design fee on standard scopes.
Do you install home theaters in Bellevue?
Yes. Dedicated theaters with acoustic treatment and a projector, and media rooms that start with one button. Whole-home audio runs on the same system. The home theater and audio page shows what sits in each tier.
Does the alarm work if the internet drops?
Yes. The Ajax Hub 2 Plus keeps Ethernet, Wi-Fi and two cellular SIMs live at once, so a dead router does not silence it. Monitoring through Becklar, a UL-listed central station, is month to month.
Do you take over a system another dealer installed?
Yes, after a service visit to document what is there. Control4 systems can be re-registered to us, networks are usually rebuilt on the Island Router, and older alarms are replaced with Ajax rather than patched.
