What goes in first in a Tehaleh home?
Security, drawn onto the plans before the framers arrive rather than bolted on after the furniture. The Ajax hub lives in the rack. Door and window sensors and MotionCam detectors, which shoot a photo of the trigger and land it on your phone within 9 seconds1, go on at trim. The keypad by the garage door sits on wired power and the corner cameras run on Cat6A, so nothing depends on a battery that dies in February.
Control4 keys off the alarm state: arm the house and the shades close and the lights shut off. Because the detectors are wireless, pre-wire here means power for the keypad and doorbell and cable for the cameras. Month-to-month monitoring runs through Becklar, a UL-listed central station. Where and how do we install in Tehaleh?
Across the community, on the builder's schedule, about 35 minutes from 415 Railroad Ave S in Kent by SR-167 and SR-410. Tehaleh is master-planned new construction: large multi-level homes, open great rooms, oversized window packages and a fresh framing stage on every lot. It is the opposite of the plaster retrofits we do in Tacoma.
That framing stage sets the three phases. First, rough-in at framing: Cat6A home runs, speaker cable to every room and the patio, and conduit to the rack. Second, inspection and termination before drywall: every run is tested, terminated, labeled and documented, so what is inside the wall is an asset rather than a mystery. Third, trim and programming before move-in: keypads, touchscreens, speakers, cameras and shades go in and every scene gets built. Builders get the same sequence on the builder partner page.
What does Control4 add to a Tehaleh home?
Keypads exactly where the plan wants them, because the boxes were set at framing, plus one app and one remote for lights, shades, audio, TV, climate, locks and the alarm. Why does the network go in at framing?
Because a three-level Tehaleh house with a daylight basement needs a wired access point on each floor, and the cheap moment to run that Cat6A is before the drywall. Device count sets the Wi-Fi design, and every access point, TV and camera home-runs to a ventilated rack. Shades, audio and theater
Oversized windows get motorized shades on wired power, since the infrastructure is being built anyway, on a sun schedule the lights share. Whole-home audio uses the speaker cable already in every room, and the bonus-room theater is wired at framing. What drives the cost?
How much of the house you finish now and how much you leave on cable for later. Pre-wire at framing is the smallest package and the cheapest cable you will ever buy. A complete home, with Control4, Ajax, audio, shades and Wi-Fi, is quoted room by room, so equipment can be added in phases onto cable that is already in the walls. When should I call about a Tehaleh build?
Before framing. The cheapest and cleanest smart home decisions happen while the walls are open. We coordinate with your builder, rough in on their schedule, and one framing visit saves fishing cable through finished drywall later.
What gets roughed in at framing?
Cat6A home runs to every access point, TV and camera location, and speaker cable to every room and the patio. Also conduit for AV distribution and future upgrades, and power and low-voltage for keypads, shades and the rack.
Will the house work on move-in day?
Yes. That is the point of the three phases. By move-in the keypads, touchscreens, speakers, cameras and shades are installed, every scene is programmed, and we walk each room with you until it feels right.
Does Ajax security still need cable in a new build?
The detectors are wireless, so no. We pre-wire power to the keypad and doorbell locations and Cat6A to the cameras, so nothing runs on a battery that dies in February. The hub goes in the rack.
