Built Into
the Foundation.
Not the Finishes.
Technology designed at the framing stage costs a fraction of what it costs after drywall. Rivas Technology Group produces field-ready infrastructure diagrams before permits are pulled — and coordinates directly with your electrical and framing crews so nothing has to be redone.
Four Build Phases.
We're Present at Every One.
Technology integration isn't a finish item. It starts before permits and runs through final walkthrough — coordinated with your schedule at every phase.
Design & Infrastructure Planning
Field-ready infrastructure diagrams produced before permits are pulled. Conduit routes, enclosure sizing, panel requirements, and network backbone — all specified before framing begins.
Rough-In Coordination
Direct coordination with your electrical and framing crews. We specify every box location, pull our own low-voltage rough-in, and confirm conduit runs before walls close. Zero rework.
Device Installation
Rack build, device installation, structured wiring termination, and network configuration — sequenced around your trim and paint schedule. Clean work, no damage to finished surfaces.
Commission & Walkthrough
Control4 programming, Ajax activation, network commissioning, and SPAN integration completed before keys transfer. Full homeowner walkthrough. 90-day workmanship warranty from commission date.
What We Spec into
Every New Build.
Every platform in the Rivas Technology Group new construction stack is selected to integrate natively with every other — engineered together, not assembled after the fact.
Control4 X4
Primary automation controller. Lighting, climate, shades, locks, AV, and security unified under one interface. Gold-level programming — the highest tier available in the South Sound.
Ajax Hub + Full Sensor Suite
Wireless intrusion detection, AI cameras, motion detectors, LeaksProtect sensors, and WaterStop valve. Certified installation — not dealer-level consumer programming.
LUMA X20 + X21 NVR
Edge AI object classification — person, vehicle, animal. LUMA Bridge for advanced analytics and intelligent video search. Integrates directly with Control4 for cross-system triggers.
Island Router + Araknis WiFi 7
Enterprise-grade firewall and WiFi 7 access points managed via OvrC. The backbone that every other system depends on — designed at the start, never added later.
Control4 + Colorbeam
Tunable white and RGBW fixtures on the Colorbeam GATEway Processor. Circadian schedules, occupancy detection, and scene-based automation — all running inside Control4.
Ecobee Premium + SPAN
AI occupancy-learning thermostat with air quality monitoring, plus SPAN Smart Panel for per-circuit AI energy management. EV-ready and solar/battery-ready on day one.
ekey Fingerprint + Control4 Chime
Biometric entry with arrival scene triggers. Control4 Chime video doorbell integrated with Control4 and Ajax — one answer button, every device in the home.
Wirepath 40" Enclosure
Single structured media center with power conditioner, Cat6a and fiber combo runs to every jack. The backbone is built clean from day one — not retrofitted later.
AV + Motorized Shades
Home theater, whole-home audio, and motorized shades integrated into Control4. Scene-based, automated, and architecturally invisible — designed in, not added after.
Technology That Moves
the Listing.
A home with professional AI-capable systems installed from the foundation isn't just a smart home — it's a differentiated, marketable asset.
Stand Apart in a Competitive Market
AI perimeter detection, autonomous water shutoff, biometric entry, and circadian lighting are not features buyers find at every price point. A Rivas Technology Group-integrated home gives your listing a technical story that competing specs can't match and buyers remember.
One Integration Partner. One Point of Accountability.
One team designs, installs, and commissions every system. Your electrical contractor doesn't coordinate with a security sub who doesn't coordinate with a networking vendor. If something doesn't work at walkthrough, there is one phone number to call.
Field-Ready Diagrams Before Framing
Technology decisions made after drywall cost time and money. Infrastructure designed before framing costs neither. Rivas Technology Group's pre-permit diagrams lock in conduit routes, enclosure locations, and panel requirements so your framing crew never has to wait for a tech decision.
A System Buyers Can Actually Call Someone About
The home transfers with a 90-day workmanship warranty and a direct line to the team that built the system. Not a warranty card for a box that ships from overseas. Post-warranty support, monitoring, and upgrades are available at published rates — and buyers know it before they close.
Questions Builders Ask.
Before permits if at all possible — and no later than framing. The earlier we engage, the more infrastructure we can route cleanly and the less anything has to be retrofitted later. In practice, the ideal sequence is: preliminary tech consultation during design, infrastructure diagrams before framing, rough-in coordination during framing, trim-out after paint, and commissioning at closeout.
Both. For custom builds, we design a system specific to the buyer's stated goals. For spec builds, we work with you to develop a standard intelligent home package — a defined scope and price point that becomes part of your standard offering. The Gleneagle Homes partnership is an example of the latter: a complete per-unit system specified and priced before any unit sells.
We produce a complete infrastructure diagram that specifies every low-voltage box location, conduit run, and enclosure requirement in a format your electrical contractor can work from directly. We coordinate directly with them during framing to confirm rough-in placement and pull our own low-voltage rough-in alongside their work. Our scope and their scope are clearly defined — no gray areas, no rework.
Per-unit pricing depends on system scope — a security and networking package starts differently than a full Control4 automation build. We price per unit with volume considered across your project, and we deliver fixed project pricing so there are no surprises at closeout. Contact us for a builder-specific consultation and we'll put a scope and number together for your project.
